A 17-home, 6-acre subdivision called Oak Leaf Hollow is being proposed at the end of Hildebrandt Street in San Andreas.
The developer Tusk Construction, owned by Stewart Alberts of San Andreas, submitted plans to the Calaveras County Planning Department in September 2004.
Planner Don Ratzlaff said the application was incomplete and sent back to the developer for more work.
There would be two accesses; one off of Hildebrandt Street and one off of Pope Street via a private cul-de-sac.
Alberts said the Planning Department wanted to know more about the location of parking, plumbing, sewer, electrical, PG&E and phone.
He said his agent Tom Jeffries of Jeffries Engineering in San Andreas is working on putting those documents together.
“It´s going to be another 6-8 months before approval,” Alberts said.
He plans to build custom homes and price them as affordable as possible.
When asked for a price range, he said, “It´s hard to say right now with the prizes going so crazy. The prize of lumber has tripled.”
Alberts pointed out he is proposing a less dense project that what is allowed by the county.
“The county says I can put 36 homes or 6 lots per acre,” he said. “I´m only putting in 17 homes. So they´ll be bigger lots”
This isn´t Alberts first project but it is his first subdivision. He said he´s lived in the area for 35 years and has done a lot of work locally.
