Copperopolis, CA – A 250-home subdivision called Sanguinetti Estates is in the works for the Copperopolis area.
Monday Calaveras County officials will consider hiring a consultant to work on the project´s Environmental Impact Report.
To accommodate the homes, John Lemke of Lemke Construction is proposing to divide 60 acres of rolling oak woodlands at O´Byrnes Ferry Road between Sanguinetti Drive and Connor Estates Drive. The project includes two common areas; one for a park and pool house and the other for recreation vehicle storage.
Areas of environmental concern include possible archeological sites, loss of oak woodlands and impacts to O´Byrnes Ferry Road.
County Planner Shaelyn Strattan said the location has over 400 oak trees, 90 percent of which would be cut down due to the massive grading required to make the land buildable.
The homes would range in size from 1,600 to over 4,000 square feet.
